Property Tax Reduction in Alameda and Contra Costa Counties?

May 5, 2008

Alameda county residents may be the first to see their property taxes reduced by the end of this year. Many more households are expected to follow. However, the result may be a negative impact for school districts and city and county governments. Here is the latest on this on-going scenario regarding a possible property tax reduction for some Tri-Valley homes and the surrounding area.

Inspections – A Wise Idea?

April 24, 2008

How do I put this?  YYEEEESSSSSS!!! Everyone knows at least one person who’s done it.  You know, that person who purchased a home without doing at least one or a thorough set of inspections. Someone who moved in and then found out months later their home was riddled with unknown issues.  How about the couple that moved into a home only to discover a room existed with a toxic mold issue?

Smart Upgrades to Your Home When Selling in a Buyer’s Market

Kitchen Remodel

Does your kitchen really have to look like this in order to get your home sold in this tough Tri-Valley real estate market?  No…but it sure helps. 10 Hot Tips for Selling your Home

Here are 10 Hot Tips to help get your Tri-Valley home sold in today’s real estate market.

  1. List Your Home with a proven Realtor.
  2. List with a large national brokerage. Internet and Print exposure needs to occur on all levels – locally, regionally, and nationally.
  3. Virtual Tours and multiple photos are mandatory.  Buyers could potentially come from out-of-town or the state.  Most will start their search on-line and they will skip right past a listing without these items.
  4. When pricing your property, make sure your Realtor shows you comparable sales from at least the last six months. This will help to establish trends and to clearly set price in order to separate your home from the competition.
  5. Setting the price correctly from the start can have a dramatic impact on your time on the market and your final sales price. Consider offering buyer incentives. Buy downs on interest rates and buyer credits are possibilities.        Read more

Tri-Valley Schools: Scores and Rankings

Tri-Valley School Rankings

In most Buyer-side real estate transaction that I handle, the question about school location and their respective ranking comes up. This is a very important factor to consider not only for buyers who have kids but for those without children, as well.  Tri-Valley resale values can be impacted by the strength of the school that a home feeds into. There are a number of great resources at your disposal for finding out rankings, district information, and additional details about a school.  I have provided those resources below:
