Smart Upgrades to Your Home When Selling in a Buyer’s Market

Does your kitchen really have to look like this in order to get your home sold in this tough Tri-Valley real estate market?  No…but it sure helps. In this market, homes that are selling are typically ones that are priced correctly and in top condition.  It is very important to put your home’s best “foot” forward from the start.  Buyers have so many homes to choose from, it’s wise to spend the time and smart money investment to get your home looking extra sharp and separate it from the pack. Here is my opinion on upgrades for today’s “selling” home:

PAINT- This is one of the cheapest, easiest, and smartest upgrades.  “Neutral” tones are the preferred choice.  Accent colors can be used sparingly, but make sure they are not too bright.  Don’t use too many colors, and keep faux/sponge painting to a minimum.

FLOORING- Replace your carpet if it is moderately stained or beyond its useful life.  Choose smart colors, the more neutral the better. Try to do this well in advance of putting your home on the market so you can enjoy it before you sell.  If your home has a tile floor that needs replacement, replace with larger tiles (18″or 20″) or wood floors/laminate, another extremely popular choice.  Also, many buyers expect the laundry room and bathrooms to be free of linoleum or carpet.  Consider replacing, if you have either in these rooms, to an upgraded flooring.

COUNTERS- Through conversations with buyers, the demand still lies with granite slab countertops. Like any expensive item, my thoughts are always to get some use out of the product prior to selling the house.  So, plan accordingly.  Also, if you put in new kitchen counters, upgrade your sink and faucet to a modern choice.

APPLIANCES- Black and stainless steel appliances still reign supreme as the preferred choice amongst buyers today.  Gas cooktops or smooth-top ranges are also high on the list.  Consider these options when replacing.

LIGHTING- This is one of the least expensive upgrades that can make a big splash with buyers.  Replace old brass fixtures and upgrade with stainless or a nickel trim.  The bathroom “light bars” are also an easy upgrade.  Hardware, home improvement, and home accessory stores have many modern options.

FAUCETS- If your faucets are leaking or have calcium deposits, replace with new ones. Keep faucet finishes similar throughout your home.

BACKYARD- Give all trees and bushes a nice, new trim.  Color is a must!  Pull all weeds, plant fresh flowers, and spread new bark/cover around your garden “floor.” Call in a landscaper for bigger ideas if your backyard needs more than a touching up.
