10 Hot Tips for Selling your Home

Here are 10 Hot Tips to help get your Tri-Valley home sold in today’s real estate market.

  1. List Your Home with a proven Realtor.
  2. List with a large national brokerage. Internet and Print exposure needs to occur on all levels – locally, regionally, and nationally.
  3. Virtual Tours and multiple photos are mandatory.  Buyers could potentially come from out-of-town or the state.  Most will start their search on-line and they will skip right past a listing without these items.
  4. When pricing your property, make sure your Realtor shows you comparable sales from at least the last six months. This will help to establish trends and to clearly set price in order to separate your home from the competition.
  5. Setting the price correctly from the start can have a dramatic impact on your time on the market and your final sales price. Consider offering buyer incentives. Buy downs on interest rates and buyer credits are possibilities.
  6. Understand how long it is taking to sell homes in your subdivision and the surrounding area. Depending on the length of time, significant measures may be necessary to help move your home.
  7. Know the competition. You probably aren’t the only person in your neighborhood selling a house; there are sure to be other similar homes around the neighborhood. Understand your competition.
  8. Consider staging your home. You currently have your home set up to live in.  You need to set up your house to sell.  Your Realtor should be thoroughly experienced in this endeavor and ready to consult with you on all possibilities. Remove clutter, neutralize colors, rearrange furniture with a buyer in mind, and consider landscaping the front and back yard.  Think curb appeal.
  9. Keep your house in as pristine condition as possible while you are selling.  Make sure that every time you leave your home, especially for a showing, it is “showing shape.”
  10. Be prepared to review and consider all offers.

This is what the media should be reporting not doom and gloom. How to effectively sell your property. A realtor will make sure all these things are in place before you list and show the property.
